| 近年来,国内较多城市房价快速上涨,引发广泛关注。本文以重庆为例,采用指标指示法,从经济发展协调性、居民购房压力、房价构成合理性和人口支撑度四个维度选取指标,对重庆市商品住宅价格的合理性进行综合评价,并和全国主要城市比较分析。研究结果显示,当前重庆房价总体处于较为合理的水平。一方面,是因为重庆房价与经济发展水平协调性较高;另一方面,房价与地价比例关系较为合理。但房价涨幅与经济增速匹配性下降、居民购房压力加大导致近三年重庆房价合理性下降明显。 |

| In recent years,housing prices in many cities in China have risen rapidly,which has attracted more attention.In this paper,the index indicator method is used for comprehensive evaluation of the rationality of housing prices in Chongqing,from the four dimensions of economic development coordination,residents’ pressure to buy houses,the rationality of housing prices and population support,and then conduct comparative analysis with major cities across the country.The research results show that the current housing prices in Chongqing are generally at a relatively reasonable level.However,the decline in the matching between the housing price and economic growth rate,and the increasing pressure on residents to buy houses have led to an obvious decrease in the rationality of housing price in Chongqing in the past three years. |
